Current state of the industry

Park Ridge has always had a very strong housing market. With the historically low inventory right now, 2024 is shaping up to be another highly competitive year. We are seeing short market times and multiple offers on many of the homes that come on the market. My advice to any of my buyers is to get in to see any house they are interested in the very day it comes on the market.

Real estate is a high-stakes business, and you need to be ready

My advice to homebuyers in this market is to not hesitate if you find something you like. Be very diligent and get in to see homes you are interested in right away. The good homes that come on the market that are priced accurately will typically not be around very long. Work with your realtor to make sure any offer you make gives you the best possible advantage to be appealing to a seller, especially if you find yourself in a multiple-offer situation. Rely on the professional knowledge and expertise of your realtor to guide you through a competitive market.

Hiring an inspector and being present at the inspection

I have trusted home inspectors I have used for years that I refer to my buyers. Having a thorough home inspection can save you a lot of money and headaches down the road after you have purchased a home, so confide in your realtor. It is also important for the buyers and their agent to be at the home inspection for first-hand knowledge of any issues that come up.

Regular maintenance does not go unnoticed when you are trying to sell your home. Having your mechanicals — like your furnace, boiler and air conditioner — regularly serviced can really add to their life expectancy.

Having items on the exterior of your home looked at by professionals, like your roof and any exterior painting or siding, is a good idea too. It is also important to maintain your lawn and landscaping to give your home good curb appeal. All of these things will go a long way when it comes time to sell your home.
